The Supervisor oversees and coordinates activities of the maintenance department working under the direction of the Director and or Assistant Director.Incumbent is guided by thorough knowledge of plant operations and maintenance methods, techniques, procedures, principles of engineering, applicable governmental codes and regulations, and operation and use of departmental equipment and supplies; knowledge of principles of management, and procedures and policies of the department and facility.

Responsibilities
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Plans, organizes and controls activities of maintenance department under the guidelines of the Director or Assistant Director to keep staff engaged in maintaining, repairing, and renovating facility's pant and facilities.
• Maintains flow and quality of work to assure timely completion of assigned workload and adherence to standards of quality control.
• Reviews and evaluates existing methods, systems, programs, practices and procedures, develops and recommends changes to Director or Assistant Director. Implements or guides implementation of new and/or modifies methods, systems, programs, practices and/or procedures.
• Prepares and maintains a variety of department records in compliance of JC, CMS, DNV, DOH and local authorities having jurisdiction.
• Maintains adequate inventory of materials, equipment, and supplies and initiates requisitions as needed.
• In the absence of the Director and Assistant Director, assumes full responsibilities of the department, shares weekend duties with the other managers in the department.
• Assigns and distributes work to staff.
• Monitors and inspects employee work performance to assure performance standards are maintained through use of computer reports.
• Establishes and coordinates employee work schedule to assure necessary staff coverage.
• Resolves complaints as required, reports, and seeks guidance from Director of Plant Operations.
• Orients and trains new employees and provides continuing guidance and on-the-job training to all assigned personnel.
• Interviews applicants and recommends qualified individuals for hire.
• Prepares performance evaluations for assigned personnel, as well as disciplining reports when necessary.
• Monitors and coordinates a variety of preventative maintenance and building and property repair and improvement projects performed by vendors and contractors, inspects completed work and approves requests for payment regarding same.
• Serves as a member of the facility's fire response team.
• Assists in removing snow from facility's grounds as needed.
• Performs related and other departmental duties as required.
Job Requirements
EDUCATION/EXPERIENCE:
• Associate degree preferred or a minimum of two (2) year of experience in healthcare or related field preferred.
• Must have high school diploma or GEDThe following certifications are preferred to have by the date of hire or must meet all prerequisites and be able to obtain within 6 months of hire date:F-89 Fire and Life Safety Director Certificate of fitness.
